||What is a Local Land Charges Search?
The Local Land Charges section carries out all official searches covered by the Local Land Charges Act 1975, with complete and comprehensive replies by the Council to the Local Land Charges search. A Local Land Charges search is normally carried out by your Estate Agent, Solicitor or Licensed Conveyancer.
The Law Society, which regulates solicitors, encourages the use of official searches and considers that alternative personal searches of the statutory register, disclosing only limited information, should be undertaken only with the approval of the client when time does not permit official searches. Members of the public are advised to confirm with their solicitors that an official search has been undertaken and to inspect the Official Certificate of Search (LLC1) and CON29 R enquiries to ensure that they have both been carried out to their satisfaction.
When we receive a Local Search it asks information of Ashfield District Council and of Nottinghamshire County Council regarding questions you will need to know the answers to before you buy a property or piece of land.
For instance we tell you whether Ashfield District Council maintains the highway abutting the property or whether there is any planning history. When the Local Search is returned you will be advised by your solicitor or licensed conveyancer as to the result prior to you signing any contract.

Personal Searches
A personal search is a search of the Local Land Charges Register only and does not reveal the full information provided by an official search. Please note that these searches are not official Local Land Charges searches and are not signed or endorsed by Ashfield District Council.
Your solicitor, licensed conveyancer or Estate Agent should ensure you are fully aware of the liability issues that could arise with this type of search if you are offered a personal search.

Internet Searches
As well as submitting your Local Land Charges search manually, it is also possible to submit your searches electronically.
Sending us a search in this way saves paper, time and expense. Simply download the search request form and submit it by email to landcharges@ashfield-dc.gov.uk, or fax to 01623 457033.
You can also submit a search via the National Land Information Service (NLIS) website. Here at Ashfield District Council we are on NLIS level 3 which means that we receive and return searches electronically.
Tailored Report
In addition to the above methods the authority has developed an alternative search solution for each element of the CON29R form.
This method is particularly useful for obtaining information currently unavailable via public registers. It may also provide a valuable alternative search method for complex or multiple enquiries.
